Contact our Commercial Loan Officers at 1-888-718-0180SBA 504 Commercial Real Estate Loans – this SBA loan program is primarily for commercial real estate. Loans up to $10,000,000. The advantages are up to 90% financing, long term, fixed interest rates.

The facility must be owner-operated. A typical 504 loan is made in conjunction with a local lender. The established business contributes 10% equity, BCL/SBA 40% and a lender 50%. The bank has a first lien on the assets. The BCL/SBA loan is subordinate to the bank loan. A 504 loan can be used for to purchase land and improvements, grading, street improvements, utilities, parking lots and landscaping; construction of new facilities, or modernizing, renovating or converting existing facilities; or purchasing long-term machinery and equipment. All professional fees such as engineering, architectural work, appraisals, fees related to the loan can be added to the project cost.

Loan proceeds cannot be used for working capital, inventory, consolidating or repaying debt, or refinancing.

Start up businesses or special purpose facilities (restaurants, hotels, etc.) will require 15 to 20% equity. Franchise Businesses with Real Estate must be on the approved SBA franchise list.

SBA Loan Guarantee – this a bank loan with a guarantee from the U.S. Small Business Administration. Loans up to $2,000,000. The BCL staff will underwrite your loan, help select your lender, and package your loan. Business must pay an annual guarantee fee to the SBA for the term of the loan. BCL Business Capital – loans from $50,000 to $250,000. Machinery, Equipment, Real Estate, Accounts Receivable, Working Capital, Refinance, and Inventory. Up to 90% financing, maximum term 10 years. Loan rates vary per transaction. Collateral must be equal to the loan amount. Personal guarantees for each principal with a 20% or more business ownership. Credit Report will be ordered prior to a loan application. BCL loan may be subordinate to a financial institution.

Micro Loans – available ONLY in RURAL partner communities: Brady, Cuero, Goldthwaite, Luling. Loans are for 5 years, require 10% equity, begin at $5,000 and cannot exceed $25,000.

Rural communities committed to local business development are invited to engaged BCL to set up and the administer their local micro loan funds. BCL staff can help develop local lending policies and procedures to secure state matching funds for the micro loan pool. Once the loan pool is capitalized, our loan officers underwrite, process and service the loan portfolio for each participating micro enterprise partner community. The BCL micro loan portfolio exceeds $1,000,000.

Community Facility Loans – from $250,000 to $2,000,000. Real Estate loans – Single Family Construction of “affordably priced” homes, Permanent Financing for existing rural area Multi-family properties. Loans for Community Facilities that provide community wide programs and services or facilities that revitalize the community. Industrial park loans qualify.
